Job Description

Deal Origination & Execution

• Lead the evaluation, structuring and execution of real estate financing opportunities across Southeast Asia.
• Assess acquisition financing, refinancing, recapitalization, development financing and special situation transactions.
• Develop investment recommendations and underwriting papers for internal approval processes.
• Manage transaction execution from initial screening through closing.

Structured Finance & Capital Solutions

• Structure senior, mezzanine, preferred equity and hybrid financing solutions tailored to project requirements.
• Analyze existing debt structures and identify refinancing opportunities to optimize capital costs and enhance returns.
• Work closely with sponsors, borrowers and lending institutions to negotiate financing terms and documentation.
• Evaluate covenant structures, security packages and key credit protections.

Financial Modelling & Credit Analysis

• Build and review detailed cash flow, valuation and debt-service models.
• Conduct comprehensive analyses on project feasibility, refinancing capacity, debt sustainability and downside scenarios.
• Assess borrower creditworthiness, asset quality, sponsorship strength and market fundamentals.
• Perform sensitivity analyses covering interest rate movements, refinancing risk and market volatility.

Market & Portfolio Monitoring

• Monitor Southeast Asia real estate markets, capital markets and lending environments.
• Track portfolio performance, covenant compliance and refinancing timelines.
• Identify emerging risks and recommend mitigation strategies.

Stakeholder Management

• Coordinate with legal advisors, lenders, consultants, valuers and external partners throughout transaction execution.
• Prepare investment committee materials, transaction memoranda and management presentations.
• Support relationship management with sponsors, financial institutions and strategic partners across the region.

The Successful Applicant

Education

• Bachelor's degree or above in Finance, Real Estate, Accounting, Economics, Business or related disciplines.
• CFA, CAIA, CPA or other relevant professional qualifications are advantageous.

Experience

• 8-10+ years of relevant experience in:
  • Real estate structured finance
  • Corporate finance or debt advisory
  • Investment banking
  • Real estate private equity
  • Alternative credit/private debt
  • Real estate investment or development platforms
  • Big 4 Deal Advisory, Transaction Services or Infrastructure/Real Estate Advisory
• Strong preference for candidates possessing a combination of:
  • Consulting/advisory experience (Big 4, transaction advisory, restructuring, debt advisory); and
  • In-house investment, real estate, credit or asset management experience.
• Demonstrated experience executing loan refinancing, debt restructuring, recapitalization or complex financing transactions.
• Prior exposure to Southeast Asian real estate markets is highly desirable.

Technical Skills

• Advanced financial modelling and valuation capabilities.
• Strong understanding of real estate debt products and capital structures.
• Experience analysing financing documents, loan agreements and security structures.
• Advanced proficiency in Excel and PowerPoint.
• Familiarity with Bloomberg, Capital IQ or equivalent financial databases preferred.
